In the real estate industry, if a property is associated with any financial or legal entanglements than can impede its immediate readiness for sale, it is said to be "distressed." The property can be classified as pre-forclosure, foreclosure at auction or bank-owned/repossessed depending on the stage of foreclosure the home is in. Distressed homes is a real estate industry term defined as a home that is assessed to be in non-optimal physical condition. Common issues that can cause a home to be considered "distressed" include foundational damage, termite infestation and properties in poor repair due to lack of recent tenancy. These properties often prove to be difficult to sell through traditional real estate channels because interested buyers typically look for homes that are ready to move into, with limited or no issues of this type. Unfortunately, that means that homes that do have these issues can sit on the market for months or even years, even in areas generally known for their high property values. Worse, these homes can require thousands in extensive out of pocket repairs in order to attract a preferable price on the open market. Distressed homes may even require that special provisions be placed into the purchase agreement even after critical repairs are made, and so many transactions involving these homes fall apart at the closing table. Combined, these factors make properties declared "distressed" extraordinarily difficult for the average homeowner to sell through conventional means. That's where we in. Our no-obligation appraisal process means you can call to schedule a basic evaluation of your home's condition and obtain a fair cash value for your property in much less time than selling your home through a traditional real estate agency. No extended time on the market and the associated listing and maintenance costs, no spending a small fortune on required renovations, just fast cash in your pocket for your unwanted home, often within 30 days or less. We have helped thousands of motivated sellers nationwide free themselves from distressed homes, and our staff of specialists is standing by to put its expertise to work for you. Call today.

Avoid Distressed Home Pitfalls With Us!

For many sellers motivated to close on a transaction for their unwanted property, the roadblocks to the closing table can prove intimidating. Homes assessed as "distressed" often require thousands in vital repairs to make them ready for sale on the open market, and even once listed can take much longer to sell than properties without a history of the issues that can cause a home to be declared "distressed." In fact, open market sale on distressed homes is associated with a range of common complications, and we offer a no-hassle alternative for homeowners looking for fast cash payments for their properties.

Delayed Sale

Major issues that can have a negative impact on the open market value of a home are often only discovered in an inspection as the house is being prepared for sale. Often, limited access to remodeling funds means that homeowners are forced to delay their sale until they can pay for the repairs, and this delay can postpone closing on a sale for years in some cases. Meanwhile, the homeowner is responsible for the home's day to day maintenance, upkeep and expenses!

Extended Timeframe

Owners of homes considered distressed almost always underestimate the timeframe for closing on a sale of their property on the open market. Repairs can take months and cost many thousands of dollars in the case of issues such as plumbing operations and flood damage. Financial entanglements can develop into legal obstacles which easily scare off otherwise interested parties.

Extreme Circumstances

Homes considered distressed can even become impossible to sell due to outside factors such as problem tenants who intentionally damage a property after an eviction or sale. Squatters can be another problematic issue, taking up residence in the property illegally to make it impossible to sell, show or even repair in some cases.

Selling Your Inherited Parkland, Washington Home

Selling your inherited house can come with a number of legal entanglements such as liens and estate taxes as well as the emotional burden of depersonalizing what may be a meaningful place. It can be particularly problematic in the case of default, in which the mortgage must continue to be paid or risk foreclosure in many jurisdictions. Further complicating matters, there is often a "creditor claims" period during which all assumed rights to the property are verified. During these various processes, homeowners can be burdened with the costs of everyday upkeep as well as legal expenses related to the transfer and eventual sale of the house.

Information for Parkland, Washington

"Pierce County is a region that is probably not noted for its richness in history. Parkland itself since its establishment in Pierce County tells a wide array of stories of pioneers, wild shootouts against claim jumpers, and the creation of Pacific Lutheran University.

Students probably don't take the time to engage themselves in the historical background of Parkland but by using PLU's library resources, a wealth of knowledge can be easily found in both book and electronic form.

Just by reading From Wilderness To Suburbia by Richard D. Osness, interesting facts and pictures about the Parkland and Spanaway history can be found.

The creation of Parkland can be traced back to the years of the pioneers in the 1800's.

Thomas and Agnes Tallentire were the first Pioneers of the area. The Tallentires and the rest of their family first settled in the Parkland area in 1851 near what would later be the Parkland Lutheran Cemetery. They originally migrated from the Oregon territory.

The Tallentire's children, Thomas and Esther, would later become key figures in the Parkland community.

It wasn't all peace and tranquility in the Washington Plains, in fact a small vigilante force had to be organized to deal with claim jumpers. Two armed and dangerous claim jumpers, simply known as ""Mcdaniel and Gibson.""

By diving deeper into the electronic databases, you can read further information on how Pacific Lutheran came to be from the Parkland-Spanaway-Midland Communities Plan PDF.

The establishment of Pacific Lutheran is an interesting story as well. The Scandinavian influence on architecture throughout the University can be explained by the influx of Scandinavian people coming into the area near the turn of the century.

One of the founding members of Pacific Lutheran was Bjug Harstad, who would later have a hall named after him. His zeal for education and Lutheran heritage would empower him to create Pacific Lutheran and become its first president.

Another interesting fact is an old steam powered train called ""Old Betsy"" that connected Tacoma to Spanaway and Parkland in the 1890's. It was discontinued in the 1930's but the railway still exists.

To learn more information regarding history of Parkland, Spanaway, and Pacific Lutheran visit Mortvedt Library's third story to access the University's archives."

Parkland - You Can Quickly Sell Your Home. Articles

The one reality about today's housing market is that many people have more questions than answers. The following information is intended to help you or someone you know better understand your situation.
Do I Qualify For A Short Sale?

The qualifications for a short sale include any or all of the following:

Financial Hardship - There is a situation causing you to have trouble affording your mortgage.
Monthly Income Shortfall - You have more month than money. A lender will want to see that you cannot afford, or soon will not be able to afford your mortgage.
Insolvency - The lender will want to see that you do not have significant liquid assets that would allow you to pay down your mortgage.

What Is A Mortgage Modification?

A mortgage modification is a process through which your mortgage lender changes any or all of the following:

Your interest rate
Your principal balance (through a reduction)
Your loan terms (example: from an adjustable to a fixed rate)
This process can allow borrowers to stay in their property when they can no longer afford their current mortgage payments.

Why Would A Lender Modify My Mortgage?

Lenders have realized that in some cases it is better for them to work with current borrowers to lower payments or possibly improve terms in order to keep homeowners in their properties. The average foreclosure can cost a lender from 35-50% of the value of a property, so keeping borrowers in their homes is a good option for everyone.

What Do I Need To Qualify For A Mortgage Modification?

According to the Making Home Affordable Web site (http://MakingHomeAffordable.gov), you will need the following information for your lender to consider a modification:

Information about your first mortgage, such as your monthly mortgage statement
Information about any second mortgage or home equity line of credit on the house
Account balances and minimum monthly payments due on all of your credit cards
Account balances and monthly payments on all your other debts such as student loans and car loans
Your most recent income tax return
Information about your savings and other assets
Information about the monthly gross (before tax) income of your household, including recent pay stubs if you receive them or documentation of income you receive from other sources
If applicable, it may also be helpful to have a letter describing any circumstances that caused your income reduce or expenses to increase (job loss, divorce, illness, etc.)
How Do I Qualify For A Mortgage Modification?

The first call you make should be to your lender, have the information above ready to discuss with them and call your customer service line to ask them what options you have available. If the person you speak with does not understand what you are asking, you can ask to be referred to one of the following departments (different lenders have different names for these departments):

Loss Mitigation
Mortgage Modification
H.O.P.E.

Prior to contacting your mortgage lender you can quickly complete an eligibility test at http://MakingHomeAffordable.gov. This test will let you know if you are eligible for a modification through the government-sponsored Home Affordability and Stability Program (HASP).

For a list of mortgage lenders and servicers, visit www.HopeNow.com.

What Is A Home Affordable Refinance?

If Fannie Mae or Freddie Mac owns your mortgage, you may be eligible for a Home Affordable Refinance. This will allow you to refinance your home and often lower your payments.

What If I Don't Qualify, Can't Afford My Home, And Owe More Than It's Worth?

You are not alone and foreclosure is not the only option. If your mortgage lender or servicer will not work with you to reduce your payment, you may want to consider a short sale. Agents with the 'Certified Distressed Property Expert' Designation have undergone extensive training in how to process and negotiate short sales.

A short sale allows you to sell your home for less than what you owe and avoid foreclosure. Speak to your market expert to see if you may qualify.

What Are The Qualifications For A Home Affordable Refinance?

According to the resources released by the government, following are a list of qualifications:

You are the owner occupant of a one- to four-unit home
The loan on your property is owned or securitized by Fannie Mae or Freddie Mac (see Useful Links)
At the time you apply, you are current on your mortgage payments (you haven't been more than 30 days late on your mortgage payment in the last 12 months, or if you have had the loan for less than 12 months, you have never missed a payment)
You believe that the amount you owe on your first mortgage is about the same or slightly less than the current value of your house
You have income sufficient to support the new mortgage payments, and the refinance improves the long-term affordability or stability of your loan.
